Every Airbnb review is really six reviews. After checkout, guests score your stay out of five for check-in, cleanliness, accuracy, communication, location and value, then give a separate overall rating. Those scores sit above your written reviews for every future guest to see, and they decide whether you hold Superhost status, how you rank in search and whether a browsing traveller clicks "Reserve" or keeps scrolling.

We have been Superhosts for more than four years, and the pattern is always the same: a 4-star review is rarely caused by one big disaster. It is usually one small miss in one category. This guide breaks down each of the six so you know exactly where 5-star reviews are won and lost, whether you self-manage or use Airbnb management in Cairns.

How the Airbnb Review System Works

According to Airbnb's own hosting resources, guests rate their overall experience plus six categories using one to five stars, and the overall score is not an average of the categories. Once three guests have rated your listing, your average overall rating appears beside your listing title in search, and your category averages appear above your reviews.

When a guest gives a category 4 or 5 stars, Airbnb prompts them to tick what stood out, such as "Easy to find" for check-in. Give them 3 stars or less and they get a different list, such as "Unclear instructions". Those small tags are useful: they tell you exactly what guests notice.

To hold Superhost status you need an average overall rating of at least 4.8 across the last 12 months, plus a response rate above 90%, a cancellation rate under 1% and enough completed stays. Check-in is the first real moment of the stay, and it sets the tone for every other score. A guest who spends 20 minutes in the rain hunting for a lockbox is already marking you down before they have seen the bedroom.

Guests will overlook a dated kitchen. They will not overlook a hair in the shower. Cleanliness is the category most likely to sink your overall score, and in the tropics it is harder than it looks: humidity, sand, mould risk in wet season and heavy air-con use all add work to every turnover.

3) Accuracy: Your Listing Is a Promise

Accuracy measures one thing: did the stay match what the listing said? Guests arrive with a picture in their head built entirely from your photos and description. Any gap between that picture and reality shows up here.

Make sure the description matches the real property

  • Describe the real environment, not the best-case one. If the balcony gets afternoon sun and no breeze, or the second bedroom is compact, say so. Guests mark you down for surprises, not for honesty.
  • Every listed amenity must work. A pool heater that does not heat, a "fast" Wi-Fi connection that drops out or a coffee machine with no pods are all accuracy fails.
  • Audit the listing every few months. Amenities change, and listings drift out of date without anyone noticing.

Most hosts think of communication as "replying quickly". Replying quickly matters, but the hosts who score 5 stars here answer questions before the guest has to ask them.

Scheduled messages go out automatically at the right moment in the guest's journey, so nothing depends on someone remembering. A simple schedule looks like this:

5) Location: Sell It Honestly

You cannot move your property, so hosts often assume the location score is out of their hands. It isn't. Guests don't mark down a location for being what it is; they mark it down for not being what they were told.

Don't call it "beachfront" if it isn't

Beachfront means the property faces the beach, with nothing in between. If guests have to cross a road or walk through a park, it is not beachfront. Use honest, specific language instead:

  • Beachfront: directly on the sand or facing the beach, nothing in between.
  • Beachside or across from the beach: a road or reserve in between.
  • Walk to the beach: give the real time, for example "8-minute walk to Trinity Beach", timed by actually walking it.

The same goes for "ocean views" (is it a full view or a glimpse from one balcony corner?), "close to the CBD" and "quiet street". A guest promised a peaceful escape who finds a busy road or late-night noise will mark down location and accuracy together.

Tell guests what's great, and what to expect

Point out the real strengths of the area: the Esplanade lagoon for Cairns City stays, or the calm beaches and restaurants of Palm Cove and Trinity Beach. Be upfront about anything that affects the stay, such as weekend nightlife noise, stairs with no lift or needing a car to get around. 6) Value: Price With Evidence, Not Guesswork

Value asks one question: was it worth what the guest paid? Price too high and guests expect more than the property delivers. Price too low and you fill the calendar but sell yourself short on every night, and you may attract guests who are less careful with your home.

Research what guests actually get nearby

Look at comparable listings in your suburb and compare like for like: bedrooms and bathrooms, pool, parking, distance to the beach, views, air-con in every room and the quality of the fit-out. Then ask what your guest gets for the price that they would not get down the road. That is your value story, and it belongs in your listing.

Check whether the competition is actually booked

This is the step most hosts skip. An asking price on an empty calendar is not evidence. If a similar property down the street is listed at $180 a night but is sitting empty for the next six weeks, that price tells you nothing about the market except that $180 isn't working for them. Don't copy it.

  • Check comparable calendars over the next 30 to 60 days. Which listings are filling up, and at what rates?
  • Weight your pricing towards booked listings, because they reflect what guests are really willing to pay.
