Four things are required before your listing setup can begin: the right accounts, full platform access, professional photos and a property that's completely ready. When these four are done, we can move fast.
Phase 1
Use the referral link below — it takes you directly to the host sign-up. You don't need to create a listing yet, Ian will do that as part of the setup. You just need the account created and verified.
Use the same email address you'll use to manage your property — you'll need to verify your identity with a photo ID.
Go to the Booking.com partner sign-up page and register as a new property. You'll create your host "extranet" account — again, Ian handles the actual listing setup.
Tip: use the same email as your Airbnb account to keep things simple.
Hospitable is the automation platform your listing runs on. It handles guest messaging, automated reviews, pricing sync across all platforms, task management and owner reporting. You need to subscribe to the Professional plan ($89 USD/month) before setup can begin — Ian builds everything inside your account.

VRBO (which also powers Stayz in Australia) gives access to a different market of travellers — especially families and longer-stay bookings. Ian will build and sync the listing once you have an account.
Phase 2
Ian's email address for all invitations
Use this exact email for every platform below. You can revoke access at any time once setup is complete.
Log in to Airbnb and go to Menu → Your listings (if you don't have a listing yet, Ian will create it — come back to this step after setup starts)
Open your listing → scroll to Co-hosts → tap Invite a co-host
Enter info@theguestman.com.au and select Full access
Ian will accept the invitation and can then manage the listing on your behalf
Full access means Ian can edit the listing, manage bookings, message guests and update pricing. You remain the owner and can remove access at any time.
Log in to extranet.booking.com
Go to Account → User management → Add new user
Enter info@theguestman.com.au and set the role to Admin
Ian will receive an email invitation to accept access
Log in to your Hospitable account at app.hospitable.com
Go to Settings → Team → Invite team member
Enter info@theguestman.com.au and set the role to Admin
Ian will build out your messaging sequences, automated reviews, pricing rules and reporting
Log in to your VRBO owner dashboard
Go to My listings → Settings → Property access
Enter info@theguestman.com.au and grant full property manager access
Phase 3
Non-negotiable
Your photos are your first impression on every platform. Listings with professional photos earn 20–40% more per night and get booked faster. This is the single highest-return investment you can make before going live. Setup cannot begin without photos.

Phase 4
