All four are required. They move the nightly rate more than bedrooms or suburb do — so we won’t show you a figure until we know them. A number produced without them understates most properties.

Within a 10 minute walk of the beach, Esplanade or marina?

Built or fully renovated in the last 5 years?

Pool on the property or in the complex?

Water view — ocean, lagoon or marina — from the living area or deck?

You can always refine later — start with Instant if you just want the numbers.

Peak season Shoulder — bookings picking back up Wet season

Why April to October is peak season

This is the Cairns dry season — warm, sunny days, low humidity and settled weather for the reef and rainforest. It lines up with the southern winter, so Australians from Sydney, Melbourne and beyond head north for the sun, and it covers the Easter, June/July and September school holidays plus the region’s biggest events. Demand stays high for seven straight months, which is why well-run properties run close to full and hold their best nightly rates.

What happens in the wet season

From November to March it is hot, humid and rainy, and fewer holidaymakers travel to Cairns. Many short-stay properties sit empty over these months, so guests have far more to choose from — and the bookings go to the properties in the best locations with the best presentation and pricing. That is where active management earns its keep. Christmas and New Year still bring a busy patch, and March is the shoulder month when bookings start to pick back up.

Full management — detailed breakdown

Revenue scenarios at 75%, 85% & 95% occupancy

Line-by-line monthly cost breakdown under full management, side by side. Platform fees 15.5%, management fee 18% including GST of net reservation income are deducted, plus housekeeping, linen and amenities per turnover. We target 75% occupancy year-round via dynamic pricing. Cairns is seasonal — the wet season runs November to March and is genuinely quieter, and the 75% figure is an annual average that already carries those months, not a dry-season number.

Important notes on these estimates

  • • Estimates assume 75% occupancy (~22.5 booked nights/month) at the average nightly rate — our year-round target, wet season included.
  • • Platform fees are blended at 15.5% across Airbnb and Booking.com.
  • • Management fees are 18% including GST of net reservation income, calculated, inclusive of GST.
  • • Operational costs (cleaning, linen, amenities) apply either way — these are your ongoing costs regardless of who manages the property.
  • • Results depend heavily on property presentation, photos, pricing strategy, reviews and seasonality. These figures are estimates only and not a guarantee of income.

What it costs to start

Listing setup — one price, everything done

Whether you take full management or host it yourself, getting the listing set up properly is the single biggest factor in early performance.

  • Title verification — we confirm ownership before anything is listed
  • Professional photography and floorplans
  • Social media reels cut from the shoot
  • Airbnb + Booking.com + Google Vacation Rentals + VRBO listed once
  • Direct booking website included
  • Hospitable integration for automation
  • Listing copywriting and optimisation
  • Pricing strategy and launch pricing setup
  • Guest messaging templates and check-in flow

Important — read before booking

Your property needs to be completely ready before setup begins — fully furnished, fully equipped, deep cleaned and access arranged. Photography is ours, but the camera cannot go in until the property is finished and styled. There is no flexibility on this. When I start, I start without delay.

Beyond the numbers

How your property actually runs

The figures above are only half the decision. This is the operating detail — how guests get in, what you can see, who approves spending, and what happens when something breaks.

Guest access

Self check-in, 24 hours a day

  • McGrath smart locks — a unique code per guest
  • Switches on at 3pm arrival, off at 10am checkout, automatically
  • No permanent code, no key left outside the property
  • Where a lock is not practical, a smart keysafe does the same job

What you can see

Your own owner portal

  • A calendar of your bookings — who is in, and when
  • Monthly statements, itemised, downloadable by month, quarter or financial year
  • Photographs after every single clean, so you can see the condition of your property between guests
  • Restock requests, without a phone call
See a sample portal →

Repairs

No markup, ever

  • You pay what the tradesperson charges and you see the invoice
  • Routine repairs to $500 incl GST without approval; a genuine emergency to $1,000 incl GST
  • Above that, nothing starts until we reach you
  • Nominate your own electrician, plumber and handyman — we will call them first

Upkeep & terms

Looked after, not locked in

  • Deep clean twice a year — early November, and early March after the wet
  • Inspected at every changeover, not twice a year
  • 30 days notice, either way. No minimum term, no exit fee
  • You need short-stay insurance with $10m public liability
