Switch in the Quiet, Win the Boom

Why the weeks before Christmas are the best time to change your Cairns Airbnb manager, and how to be fully set up before the Easter rush.

Published 27 Oct 2026 · The Guest Man, Cairns

Most owners think about changing managers at the worst possible moment: after a bad review in peak season, or when they're staring at a disappointing statement in the middle of the rush. By then every switch is a scramble, with guests arriving, cleaners booked and listings that can't afford a day offline.

There's a much better window, and it's right now.

The Cairns short-stay calendar, in plain English

Every Cairns host knows the rhythm, even if it shifts a little each year:

Late October to November: quiet. The dry season crowds have gone home and the holidays haven't started. This is the gap.

December to January: busy. Christmas, New Year and the summer school holidays bring families, groups and last-minute bookings.

February to early March: quiet. The wet season sets in, school goes back and bookings slow right down.

Mid-March to April: the boom. Easter and the autumn school holidays kick things off, and demand keeps building into the dry season.

The quiet weeks are when the groundwork gets done. The busy weeks are when it pays off.

Why now is the best time for owners

Why it's even better for your new host and cleaners

This part matters more than most owners realise. A smooth switch isn't about flicking a login across. It's dozens of small things that all need to be right before the first guest of the new era arrives:

Set up in the quiet. Tested over Christmas. Fine-tuned in the wet. Earning when the boom hits.

What a switch looks like with The Guest Man

  1. Free review. We look at your listing, pricing, reviews and current costs and tell you honestly what we'd change. Request it here.
  2. Sign up and give notice. We sign our appointment form with you, and you give your current manager written notice under your existing agreement.
  3. Keep your reviews. If the Airbnb listing is yours, we join as co-host and your reviews and future bookings stay put.
  4. Set up in the background. While the notice runs, we build the listings, guest guide, cleaning checklist and pricing, and do the walk-through and reset clean.
  5. Handover day. We agree a date with your outgoing manager, take over guest messaging, cleaning and check-ins, and make sure every confirmed guest has their details.
  6. Through Christmas, then fine-tune. We run the busy period, then use February and March to adjust pricing, photos and anything guests mention in reviews.

Our Full Management fee is 18% including GST of net reservation income, with the guest guide, owner app and portal included.

When switching later costs you

Leave it until March and you'll be giving notice, building listings and training cleaners while the Easter bookings are already landing. Calendars get missed, guests get the wrong check-in details, and the first reviews under the new setup come from the busiest, most stressful weeks of the year. It can be done, but it's the hard way.

Quick FAQ

How long does it take to switch Airbnb managers in Cairns?

Most switches take two to four weeks. The main factor is the notice period in your current agreement. Many Queensland continuing appointments allow you to end them with 30 days' written notice, but check your own Form 6 and any minimum term.

Will I lose my Airbnb reviews if I switch managers?

Not if the listing stays in your name. If you own the Airbnb listing, we join it as co-host and your reviews, ratings and future bookings stay put. If your current manager owns the listing, we'll talk you through the options before you give notice.

What happens to bookings already made with my current manager?

Existing bookings stay valid. We agree a handover date with your current manager, take over guest messaging, cleaning and check-ins from that date, and make sure every confirmed guest gets their check-in details.

Is it worth switching before Christmas?

Yes, if you start now. The weeks before December are quiet enough to set things up properly, and you'll have the new setup running before the December and January rush, then the quieter February and March to fine-tune before the mid-March to April boom.
