Give Guests a Discount and Earn the Same: The November Trick for Cairns Airbnb Owners

Comparison showing two 3-night stays and one 6-night stay at 15% off earning the owner about the same

November is traditionally one of the quieter months for short stays in Cairns. The wet season is on its way, the winter crowds have gone home and the Christmas rush hasn't started. The usual reaction is to drop the nightly rate and hope. There's a smarter way to do it.

It sounds weird, but the maths work: you can give guests a real discount and still put the same money in your pocket. The discount isn't paid for by your profit. It's paid for by a cleaning bill you no longer have.

TL;DR

  • Every changeover costs you money: the clean, the linen, the consumables and the time the property sits empty getting turned around.
  • One 6-night guest instead of two 3-night guests means one changeover instead of two.
  • That saved changeover is your discount budget. Give it to the guest as a long-stay discount and you end up with the same money (or more) and a fuller calendar.
  • Don't cut your base rate across the board in November. A blanket cut costs you on every night and saves you nothing.

Every Changeover Has a Price Tag

Owners tend to think of cleaning as a fixed cost, but it isn't fixed per month. It's per booking. Every time one guest leaves and another arrives, you pay for a full clean, a fresh set of linen and towels, toiletries, tea and coffee, and the wear and tear of another arrival. For a typical 2-bedroom apartment in Cairns, that's often somewhere around $150 to $200 per changeover.

So the fewer changeovers it takes to fill the same number of nights, the more of your income you keep.

The Maths: Same Money, Happier Guest

Here's an example for a 2-bedroom apartment at $200 a night, with each changeover (clean and linen) costing the owner $190. Say you have 6 empty nights in mid-November to fill.

Two 3-night staysOne 6-night stay, 15% off
Nights booked66
Accommodation income$1,200$1,020
Changeovers2 × $190 = $3801 × $190 = $190
Left for the owner$820$830

The guest saved $180 and got a better deal than anywhere else on the street. You finished $10 ahead. Your property had one less clean, one less set of strangers in the building and one less chance of something going wrong at check-in.

Management and platform fees don't change the answer: they're charged as a percentage of the booking, so a smaller booking means a smaller fee. On our 18% management fee, the 6-night stay in this example actually comes out about $40 further ahead.

Work out your own discount budget

The rule of thumb is simple:

Maximum long-stay discount = what one changeover costs you ÷ the value of the stay.

At $190 per changeover and a $1,200 stay, that's just under 16%. If your cleaning costs less, or your nightly rate is higher, your safe discount is smaller. Run the numbers for your own property before you set it.

What if you charge guests a cleaning fee?

If your guests pay a separate cleaning fee that covers the full clean, the maths shift. Each guest pays their own clean, so the saving comes from the parts the fee doesn't cover: consumables, linen top-ups and the gap nights that short bookings leave behind. In that case aim for a smaller discount, around 5 to 10%. Many Cairns hosts now keep cleaning fees low because platforms show guests the total price up front, and a big cleaning fee makes a short stay look expensive. If that's you, the full calculation above applies.

Why a Blanket Price Cut Is the Wrong Move

Dropping your nightly rate by 15% for all of November feels like the same thing. It isn't. A blanket cut costs you on every night, including the short bookings that still need two cleans. It doesn't change how many changeovers you have. All it does is give money away.

A long-stay discount only kicks in when the guest gives you something back: fewer changeovers and more booked nights in a row. It's a trade, not a markdown.

Three More November Tips

  • Watch for stacked discounts. A long-stay discount on top of a last-minute discount on top of a promotion can quietly add up to 30% or more. Check what a guest actually pays before you switch anything on.
  • Set the discount where guests will see it. Airbnb's built-in weekly discount only starts at 7 nights. A channel manager or your own booking site can apply one from 5 or 6 nights, where November demand actually sits.
  • Fill the gaps, but count the clean. A single night between two bookings is only worth taking if it earns more than the extra changeover it creates.

How We Do It for Our Owners

This isn't theory. We set up long-stay discounts across our Cairns properties so that guests who book 6 nights or more get a better price, and the discount is sized so the owner keeps the same money after the cleaning they no longer pay for. Prices are set by a person who knows the property and the season, not a one-size-fits-all setting, and every booking, fee and clean shows up line by line in each owner's owner portal.
